Project scope and objective
This transaction consists of a long-term corporate loan of up to US$50 million for American Industrial Park S.A. de C.V. ("AIP" or the "Company"). AIP is a client of IDB Invest and a leader in El Salvador ("ES") in the construction and management of free trade zones and industrial parks, with nearly 30 years of experience. It currently manages more than 200,000 m² of industrial space, mainly housing international companies that employ over 12,000 people. AIP also participates in renewable energy generation through its photovoltaic installations, which it uses for self-consumption in its parks as well as to supply the national grid, ensuring clean operations in its activities and contributing to the diversification of El Salvador's energy matrix.
The proposed financing contemplates three main objectives: (i) the development of phase II of the Orion Industrial Park expansion, which includes the construction of new industrial buildings and the expansion of existing ones; (ii) the modernization of AIP's current facilities to attract new industries, as well as the development of a new free trade zone adjacent to El Salvador's International Airport, to facilitate the development of logistics, storage, and air maintenance activities; and (iii) the installation of new photovoltaic capacity on the new industrial roofs for renewable energy generation and the use of related batteries for energy storage. IDB Invest will also be supporting AIP with advisory services to obtain EDGE certification in sustainable construction.

Environmental and social review
IDB Invest conducts an environmental and social due diligence (ESDD) commensurate with the nature, scale, and stage of the project, and with its level of environmental and social risks and impacts. The ESDD will confirm the project E&S categorization and assess the project with respect to the client requirements in IDB Invest Environmental and Social Sustainability Policy. The results of the ESDD, including any identified gaps are described in the Environmental and Social Review Summary (ESRS) provided below. For projects approved as of 2016, any gaps with respect to IDB Invest's Environmental and Social Sustainability Policy at the time of the ESDD are addressed in the Environmental and Social Action Plan (ESAP) presented below, to comply with the date mentioned above.
